Steve Afra is a seasoned real estate finance expert, investor, and “fad-buster” known for his deep industry knowledge, honest investment insights, and astute foresight into emerging trends. As the Managing Partner and Co-Founder of Nvestor Funding, Steve leads capital markets strategy, specializing in financing real estate investors through fix & flip, ground-up construction, and DSCR loans. With over 30 years of experience in mortgage banking, private lending, and real estate investment, Steve has built a reputation for structuring creative financing solutions, prioritizing long-term results over short-term hype. His unique advantage lies in his dual expertise on both the lending and investing sides of real estate. He’s a hands-on investor with a significant real estate portfolio and a proven history of leading national loan sales and securitizations.
Steve’s career in real estate began early. He was fixing and flipping homes with his father at 16, selling real estate by 17, and managing a lending platform by 26. He fell into lending as a summer job and never looked back, driven by a defining moment when he witnessed a lender close 15 deals in a day. Today, Steve is regarded as one of the top private lenders in the country, having overseen over $10 billion in non-QM originations and structured billions more in mortgage-backed securities and private lending transactions. Prior to founding Nvestor, Steve served as a Partner at one of the nation’s largest non-QM originators, LuxeBanc, where he led national production and played a key role in risk and performance optimization.

Steve holds a BA in Marketing and Finance from Hofstra University and a Juris Doctor from Touro College, giving him a valuable combination of legal and financial expertise. This dual background strengthens his ability to structure deals and manage complex lending and compliance issues, especially in secondary capital markets and loan trading.
Steve is driven by a mission of financial freedom, authenticity, and generosity. His motto, “Persistence breaks resistance,” reflects the grit that has guided him through decades of industry change. He credits his father and early mentors, especially his mother’s best friend, who gave him his start in lending, with instilling the values of hard work, honesty, and consistency.
Motivated by his passion for helping others succeed, Steve launched Game of Loans, a podcast where he shares hard-earned insights, real talk on real estate finance, and unfiltered advice for both new and experienced investors. The show reflects his raw, no-nonsense style and genuine desire to demystify the industry for those looking to build wealth through real estate.
When he’s not building loan pipelines or advising clients, Steve enjoys life to the fullest. He’s a devoted family man who balances work and life with flow and intention—coaching his kids’ sports teams, traveling, working out, or relaxing with a cigar on a boat. Despite a strong presence on social media, he’s a self-proclaimed introvert and history buff, with a soft side many wouldn’t expect.
